littoral rights

Advanced 🏠 Real Estate

Definition

Property rights of landowners whose property borders large navigable lakes or oceans, governing use of water and shore access. Like riparian rights' fancy coastal cousin who summered in the Hamptons.

Example Usage

His littoral rights guaranteed beach access and allowed him to build a dock, though the state regulated how far into the water it could extend.

Origin

From Latin 'litoralis' meaning 'of the seashore,' established in maritime law

Fun Fact

Littoral rights include the right to accretion (land gradually added by water deposits) but also mean losing land to erosion—nature giveth and taketh away.
