Definition

Cumulative Days on Market—total time a property has been listed, including periods off-market and relisting. It's the zombie metric agents hope nobody notices.

Example Usage

The house was listed, then delisted for 60 days, then relisted—CDOM is 240 days even though it's been on market twice.

Origin

MLS terminology, developed to provide more transparency than simple 'days on market'

Fun Fact

High CDOM can tank buyer perception despite legitimate reasons (price reduction, minor issues), which is why some agents play games with relisting.
